We're so excited to have just submitted an application on behalf of our lovely clients in Kibworth!
The brief was to vastly increase the size, and resale value, of the property. The current property is a 3 bed/1 bath with a reception/dining area and a kitchen overlooking the garden.
The property has a HUGE double garage which, let's be honest, none of us use for our cars anymore! So, the space in the unused garage will be used in order to enlarge the house.
On the ground floor, the biggest change was to the kitchen which was completely re-situated into the garage space.
We moved the utility room into the garage which allowed us to create a huge open-plan kitchen diner which is now accessible via double doors into the garden.
The kitchen has remained the modern hub-of-the home and we've made a real feature of this room and included a breakfast bar with stools as well as a family-sized dining room table.
Ground Floor:
The old kitchen becomes a cosy snug, which could eventually become an office or playroom, and the original living area will feel larger because the dining table and chairs have relocated to the kitchen diner.
We have also moved the downstairs WC, from the original utility room, to under the stairs which is a more convenient location.
On the first floor we have built above the original garage to create a HUGE master suite. This master suite is to die for!! It includes a lovely ensuite plus a walk-in wardrobe.
We have merged the separate family bathroom and toilet to create one large family bathroom.
First Floor:
The extra bedroom and bathroom have increased this 3 bed/1 bath to a 4 bed/2 bath which makes a massive difference when it comes to resale value.
We LOVE this new floor plan and we think it's now a perfect family home.
