We are so pleased to have received planning approval for change of use to this basement in Northampton. This student property has increased from 5 bedrooms to 6 bedrooms, which will fully utilise the space available and increase the return for this developer.
Our client contacted us looking to develop the basement of this HMO property into a living area. Currently this space was being used as storage but had a lot of potential. By reconfiguring the layout of this property, we have redesigned the floor plans of each floor to make use of the space available. This in turn has created an extra bedroom and a really cool living area for the occupants.
The basement will now be used as a dining/living room, providing ample space for multiple occupants and would still benefit from having plenty of storage space. The kitchen is located on the ground floor just above the living/dining area and the old lounge has been turned into a generous size bedroom.
The next step for this client is to get sign off by building control and then for us to discuss creating the working drawings.
You don’t always need extensions to make the most of the space in your property, by cleverly redesigning your property layout makes a huge difference.
